| FOR THE PERIOD UNDER REVIEW, THE GROUP RECORDED A DECREASE IN OPERATING REVENUE FROM US$200.9 MILLION IN 1997 TO US$3.0 MILLION FOR 1998. CONSEQUENTLY, THE GROUP RECORDED A PROFIT BEFORE TAXATION OF US$1.3 MILLION AS COMPARED TO US$24.3 MILLION FOR THE CORRESPONDING PERIOD. THE DECREASE IN OPERATING REVENUE AND PROFIT BEFORE TAXATION WERE DUE MAINLY TO THE DEMERGER OF STAR CRUISES PLC GROUP ON 5TH DECEMBER 1997. |

| THE RESULTS OF THE GROUP FOR THE HALF-YEAR
ENDED 30TH JUNE, 1998 HAVE NOT BEEN AFFECTED BY ANY MATERIAL FACTORS OR ITEMS OF AN EXCEPTIONAL OR EXTRAORDINARY NATURE. THE GROUP HAS CASH RESERVES OF APPROXIMATELY
US$62.0 MILLION AND THE NET TANGIBLE ASSETS DETAIL EXCAVATION AND FOOTING
CONSTRUCTION FOR THE REGENT THEATER SITE DEVELOPMENT,
SYDNEY, AUSTRALIA IS DUE TO COMMENCE SHORTLY WHILST BUILDING WORKS
TENDERS ARE INVITED THIS AMENDED DESIGN CONSENT BEING SOUGHT IS FOR TWIN
RESIDENTIAL TOWERS CONSISTING OF 398 RESIDENTIAL APARTMENTS (GEORGE
STREET TOWER) AND 213 SERVICED APARTMENTS (KENT STREET TOWER)
ABOVE A 6-LEVEL PODIUM CONTAINING RETAIL, THEME
CAFES AND 7 CINEMAS TOGETHER BARRING UNFORESEEN CIRCUMSTANCES, THE DIRECTORS ARE OF THE OPINION THAT THE GROUP'S RESULTS ARE EXPECTED TO BE SATISFACTORY FOR THE SECOND HALF-YEAR. |
